We've come a long way since we first opened our doors in 1978. And even
though we and the island have grown, our service to our homeowners
is still as focused as ever. Dealing exclusively on Hatteras Island
has allowed Surf or Sound to grow to the top of our market. Even during
difficult seasons, such as 2002 and 2004, and for the past 3 years
running Surf or Sound has averaged 26 rental weeks per home.
Our mission is to provide practical, honest management with a "no

On-line booking with real-time availability, multiple photos of the homes, floorplans,
multiple ways of listing homes for easy access to your home, OwnerLink area,
sales listings, and a whole lot more.
Surf or Sound Realty provides the cleaning of each vacation rental home as a part of the commission structure for rented weeks. Each of our offices has its own Executive Housekeeper and Assistant Housekeeper. Their job is to ensure that all of the homes receive the best possible attention on a weekly basis, and that any opportunities or concerns are communicated directly with the homeowner.
Our full-service maintenance department is set up to provide quick and efficient service to your vacation rental home. Our trucks are fully equipped and our well-trained maintenance staff is able to repair most minor problems that occur. Surf or Sound Realty does not charge a minimum fee for service calls or simple maintenance issues. We also provide free delivery of replacement items and do not mark up such items or materials used. We sub-contract only work that we are unable to complete in-house or that requires a licensed technician, however, we do not mark up their invoices or charge you a handling fee or processing fee to coordinate such work, and we will use the vendors of your choice. Our Maintenance Coordinator is available to assist you in scheduling larger projects and acting as your eyes and ears if needed.
The accounting department at Surf or Sound Realty provides each homeowner with an easy to understand monthly statement that includes copies of all work orders and original invoices for work performed on your home. For multi-home owners, we provide separate statements and supporting documentation for each property. Tired of all the paper? We've gone digital. Current statements as well as those for the past 11 months can be found on the password-protected OwnerLink section of our website.
We also offer direct deposit to an account of your choice to expedite the receipt of funds each month. You receive rental income throughout the year as your guests pay. Each guest is required to pay 50% of the rental amount within 10 days of making their reservation, the balance is due 30 days prior to arrival. We disburse the first 50% to our homeowners along with the next monthly statement, beginning in February. The balance is disbursed after the tenancy is completed in accordance with North Carolina Real Estate law.
All of Surf or Sound Realty's accounting procedures comply with the North Carolina Real Estate Commission and are set up to protect your funds. If you have questions, our Chief Financial Officer is available Monday through Friday to address any questions or needs that you have.
